Letter from our

Founder.

— Darius J. Walton

The Hundred Investment Group was built on a simple truth: opportunity is abundant, but access and alignment are not. After years working across entrepreneurship, real estate, venture, small business and cultural enterprise, I saw the same pattern repeat itself — strong ideas without capital, capital without context, and communities full of talent operating outside the core of private investment. The gap wasn't simply ambition. It was structure. And that disconnect is the opportunity.

The right deals are the key to wealth creation. Deals live and die with relationships, information, systems, and the foundation of how opportunities are established, nurtured and developed. The right room, the right relationships, and the right opportunities — brought together with intention — can materially change what people build, own, and access over time.

This is an exclusive invitation to my closest peers

Builders and dreamers who see the same inefficiencies in the market, the same overlooked opportunities, and the same need for a more collaborative way forward. Together, we can raise and deploy capital with purpose, support operators with real infrastructure, and create returns that are measured not only in dollars, but in impact, access, and longevity. We are onboarding Founding Members who believe in access, alignment, and shared upside.

"If you want to go fast go alone, if you want to go far — we go together."

Membership Model

Our own investment club.

THIG Membership is the community and ownership layer of The Hundred Investment Group — designed to scale the platform, expand deal-flow, and build a trusted national network of investors, operators, and partners.

Members are not passive participants; they are aligned stakeholders in a growing investment brand that is actively sourcing, vetting, and distributing private-market opportunities year-round.

To establish momentum and stability at launch, THIG is onboarding 100 Founding Members as the initial cohort. Each Founding Member will commit between $1,000 and $10,000, providing a foundational base of capital, engagement, and distribution that seeds the national network.

Member Benefits

Ownership Alignment & Brand Participation

Members align with and participate in the growth of a national investment platform. Founding Members receive early access, priority status, and recognition within a brand designed to compound in value as the ecosystem scales.

Curated Investment & Co-Investment Access

Access to hundreds of vetted private investment opportunities annually across real estate, venture, and special situations — with priority access to SPVs and co-investments alongside THIG and its partners.

Direct Access, Transparency & Portfolio Insight

Leadership access, investor briefings, portfolio visibility, reporting access, office hours, brand and portfolio merchandise, and working sessions.

Community, Relationships & Experiences

Member introductions, workshops, Deal Rooms, private dinners, curated experiences, quarterly group travel, and collaboration opportunities.

Dealflow, Partnership & Platform Priority

Priority consideration for submitting deals, forming partnerships, and participating in platform-led initiatives — positioning members closer to opportunities as the ecosystem grows.

Membership Structure

Our founding member offer.

A clear economic frame for the Founding 100.

Founding Member Dues

$1,000 annually.

Capital Participation Expectation

Each founding member is expected to be prepared to invest at least $5,000–$10,000 in aggregate across one or more THIG-managed investments over the first 12–24 months, subject to deal-by-deal offering terms and eligibility.

Network Goal

Build a community of 100 founding members with enough alignment, access, and trust to collectively unlock capital, relationships, and deal flow.

Return Orientation

THIG is targeting opportunities with the potential to generate strong upside, including select transactions where a 2.0x–3.0x gross return profile may be achievable. These are targets, not guarantees.

Member Growth Goal

Pair investment access with a platform, network, and resource base designed to help members expand their economic opportunity by $100,000 or more, year over year — through relationships, deal access, referrals, partnerships, and business growth.

This structure is meant to create more than affiliation. The membership fee creates commitment to the community; the expected capital participation creates alignment with THIG's investment engine. A base of 100 founding members at $1,000 annually establishes a visible and committed member class, while the $5K–$10K aggregate participation expectation creates a path toward at least $1 million of member-deployable capital across curated SPVs.

Investment Focus

Where THIG intends to focus.

We're not trying to be everything for everybody. Our focus stays centered on opportunities where relationships, strategic packaging, local intelligence, and operator support create an edge — understandable, value-driven deals capable of producing visible upside within a reasonable time horizon.

Focus Areas

Residential Real Estate

Land and small to mid-sized housing, infill, attainable product, and value-creation plays in markets where relationships and local knowledge matter.

Business & Private Deals

Select companies, operating businesses, and venture-style opportunities where THIG can add strategy, capital, positioning, or business-development support.

Structured SPVs & Co-Investment Vehicles

Special purpose vehicles tied to specific deals with defined use of funds, timelines, and targeted outcomes.

Strategic Ecosystem Opportunities

Platforms, events, and partnerships that deepen deal flow, relationship density, and enterprise value across the THIG network.

Geographic Focus

A grounded global approach.

Our strategy is rooted in focus, proximity, and relationships. We lead with a strong U.S. ground game — building where we live and operate — while selectively cultivating global partnerships aligned with our long-term capital and talent strategy.

Domestic anchors: Dallas and Houston, supported by active dealflow across Little Rock, Atlanta, New York City, Philadelphia, Washington DC, Miami, Los Angeles, Chicago, and Nashville.

International dealflow: Caribbean, South America, and Africa — focused on hospitality, wellness, mixed-use development, manufacturing, and growth-stage operating platforms.

Strategic dialogue: Institutional and family-office partners in London, Dubai, Singapore, Tokyo, and Sydney for co-investment capital, anchor LP relationships, and cross-border partnerships.

Value Proposition

What members should expect in return.

Investment upside orientation

THIG intends to source and manage opportunities with meaningful upside potential, including select SPVs where a 2.0x–3.0x gross return profile may be possible. We pursue disciplined underwriting, clear execution plans, and opportunities where we believe the risk-reward profile is attractive.

Network and resource upside

A core goal of this platform is to help members expand their economic opportunity by $100,000 or more over time — through referrals, new clients, partnerships, co-investment access, advisory opportunities, operating relationships, introductions, and broader market visibility.

We're not only platforming access to deals. We're building an environment where relationships create measurable economic movement. These are goals and targets, not guarantees — market conditions, timing, execution, and individual engagement all matter.

Our Standards

What membership is — and is not.

  • Membership provides access to community, curation, programming, introductions, and consideration for THIG-led opportunities.
  • Separate SPV investments will always be governed by their own terms, documents, disclosures, and eligibility requirements.
  • No return, participation amount, or economic outcome is guaranteed.
  • Members are expected to protect the quality of the room through professionalism, discretion, responsiveness, and integrity.
  • THIG reserves the right to curate membership to maintain alignment and quality within the ecosystem.
Important note: This guide is for membership recruitment and platform positioning only. It is not an offer to sell securities, a guarantee of returns, or a substitute for legal offering documents. Any investment opportunity will be presented separately with its own materials and disclosures.

FAQ

Common questions.

Do I need to be accredited?

Most members are accredited under U.S. rules (income, net-worth, or qualifying license). Non-accredited applicants are welcomed into the Associate tier for community access, but co-invest access requires accreditation.

How long does the review take?

Applications are reviewed on a rolling quarterly cadence. Expect to hear back within 4–6 weeks of submission.

Is membership refundable?

Membership dues are non-refundable but transferable inside the same calendar year with committee approval.

Can my spouse or partner attend events?

Yes — partner-inclusive experiences are clearly marked. Members may also sponsor their partner for an Associate seat at a reduced rate.

What if I want to upgrade tiers later?

Members may upgrade between quarters by topping up the difference in dues and committing to the new tier's minimum capital threshold.

How is my data handled?

All application data is encrypted at rest, accessible only to the membership committee, and never shared with third parties.
